• $45 non-refundable
• Covers credit, background, income, and eviction screening

 

✔ Income Requirement

• Verifiable income required
• Income must reasonably support:

• Monthly rent

• Utilities (light, gas, water, sewage, trash)

• Security deposit

• Move-in costs
  Please send current paystubs if where in May your paystubs should show May. Self-Employment we need a year worth of bank statements. If you're looking to move in tomorrow or next week this is not the rental company for you.
  
  ✔ Rental History
  • No evictions within the past 12 months
  • No outstanding landlord judgments• Positive rental references preferred
  
  ✔ Credit Review
  • Credit history is reviewed for payment patterns
  • Housing-related collections and unpaid utilities may result in denial
  • We are not focused solely on credit score, but on payment responsibility
  
  ✔ Background Screening
  • Criminal background check required
  • All decisions made in accordance with Pennsylvania law
  
  💰 MOVE-IN REQUIREMENTS

• Most properties require:

• • First Month’s Rent
  • Security Deposit
  • Last Month’s Rent (if applicable — payment plans may be available)
  • Utility transfer confirmation

• ⚠ Utilities are typically NOT included unless clearly stated in the listing.
