📅 How do I schedule a viewing?

All viewings are by appointment only.
Please click the “Book Online” tab on our website to schedule your appointment.

⏰ Can I schedule a sooner appointment?

Possibly. You may inbox us or email us to check availability.
If there is a cancellation or opening, we may be able to accommodate you.

🏠 Do you have other properties available?

What is currently posted on our website is what we have available.
We update listings as properties become available.

🐾 Do you allow pets?

No pets are allowed at this time — no exceptions.
Unauthorized pets are considered a lease violation.

🏢 Do you accept Section 8?

We do not accept Section 8 at this time.

🏛 Do you accept government programs?

We accept select government programs.
Please email or inbox us before scheduling a viewing to confirm if your specific program is accepted.

💰 What income do I need to qualify?

Please make sure your income can reasonably cover:

• Monthly rent
• Utilities (light, gas, water, sewage, and sometimes trash)
• Security deposit
• Required move-in funds

Utilities are often in addition to rent, so budget carefully.

💳 Is a security deposit required?

Yes. A security deposit is required for all properties — no exceptions.

Most properties require:

• First month’s rent
• Security deposit
• Last month’s rent (if applicable)

Last month’s rent may be split into 3, 6, or 9 payments depending on the agreement.

💡 Are utilities included?

Utilities included (if any) will always be clearly stated in the property description.
If not listed as included, they are the tenant’s responsibility.

💵 Can I bring money to the viewing?

No.
We do not accept any payments at property viewings.

All payments are handled only after approval and through official channels.

📝 How long does application processing take?

Please allow 7–10 business days for application processing.

Processing time depends on:

• Completeness of application
• Verification of income
• Background results

Please double-check your phone number and email before submitting.

🔎 Is a credit check required?

Yes.
We review credit history for payment patterns and housing-related accounts.
We are not focused solely on credit score, but on payment responsibility.

🚫 Can I have an eviction on my record?

No evictions within the past 12 months.
Recent evictions may result in denial.

📧 How will I know if I’m approved?

You will receive either:

• An approval email with next steps
OR
• A denial email

All communication is sent to the email address provided on your application.

🚪 Do you offer same-day move-ins?

No.
We do not accept same-day move-ins.

Our process includes:

• Application review
• Lease signing
• Utility transfer confirmation
• Scheduled key appointment

If you need immediate housing, we may not be the right rental company for you.

🔌 Do I need to transfer utilities before move-in?

Yes.
Utilities must be transferred into your name before keys are released.

👥 Can someone stay with me temporarily?

Guests staying more than 7 consecutive days or more than 20 total days per year may be considered occupants and must be approved.

🌱 Who is responsible for grass and snow removal?

Grass maintenance and snow removal are tenant responsibilities unless otherwise stated in writing.

🏦 Is the application fee refundable?

No.
The $45 application fee covers background and screening costs and is non-refundable.
